The Kids Are Gone. Now What? A Realtor’s Guide to Downsizing with Intention
The Kids Are Gone. Now What? A Realtor’s Guide to Downsizing with Intention
By: Jennifer Haugebak, Realtor | Phoenix Living
Downsizing isn’t about giving things up — it’s about gaining a home that fits the life you’re actually living now. Here’s how to approach this milestone with clarity and confidence.
The house feels different now. The rooms that were once full of homework and soccer cleats and late-night noise are quiet. Your kids are grown, living their own lives, maybe starting families of their own. And you find yourself walking through a home that no longer quite fits — four bedrooms for two people, a yard that’s become a chore, and a mortgage or tax bill that made sense when you needed all this space but doesn’t anymore.
This is the moment I love helping clients navigate — because downsizing, done right, isn’t a loss. It’s an upgrade to a life that actually fits you now.
This Is a Life Decision, Not Just a Real Estate Transaction
I want to say this clearly: the most important conversations we’ll have won’t be about square footage or market comps. They’ll be about what you want your daily life to look like. Do you want to lock and leave for travel? Do you want a low-maintenance community where the HOA handles the yard? Are you hoping to be closer to your grandchildren? Do you want to free up equity to fund your retirement, travel, or a second home?
The answers to these questions shape every real estate decision that follows. I listen before I advise.
The Financial Case for Downsizing in Phoenix
If you purchased your Phoenix home more than a few years ago, there is a very real possibility you are sitting on substantial equity. Downsizing can mean:
- Eliminating your mortgage entirely or significantly reducing it
- Lowering property taxes and insurance costs
- Reducing utility and maintenance expenses
- Freeing up equity to invest, travel, or gift to children and grandchildren
I work with my clients to model out exactly what their financial picture looks like on both sides of the transaction — so you go into this decision with eyes fully open.
Downsizing doesn’t mean downgrading. Many of my empty-nester clients end up in homes they love more than their family home — because every inch of it was chosen intentionally, for them.
Choosing the Right Community
Phoenix has incredible options for empty nesters and downsizers — from vibrant 55+ active adult communities in the East Valley to low-maintenance patio homes in North Phoenix, resort-style living in Scottsdale, and everything in between. I know these communities well, and I help my clients think through which lifestyle fits them, not just which price point.
The Emotional Weight of Selling the Family Home
Let’s not gloss over this: selling a home you’ve lived in for 10 or 20 years is hard. Even when you know it’s the right move, there is grief in it. There are memories in those walls. I have walked through this with many clients — and I have been there personally as someone who navigated this phase of life myself. I don’t rush this process, and I don’t minimize what it means. I hold the whole picture with you.
Preparing a Long-Held Home for Today’s Market
Homes that have been lived in for many years often need some attention before going to market — updates, deep cleaning, decluttering, and staging. I help my clients figure out exactly what to do (and what not to do) to maximize their sale price without overcapitalizing. My goal is always to get you the best possible return on the home that has served your family so well.
Let’s have an honest conversation about what your home is worth, what your options look like, and what this next chapter could feel like for you. I’d be honored to be part of it.
