You’ve been saving. You’ve been scrolling Zillow at midnight. You’ve imagined the kitchen, the backyard, the neighborhood. And now you’re wondering: where do I actually start?
First-time homebuying is a beautiful, complicated process — and the Phoenix market has its own unique rhythms and realities. As a REALTOR® who specializes in walking first-time buyers through every step, I want to share what I wish every buyer knew before they made their first offer.
Step One: Know Your Numbers Before You Fall in Love
The single biggest mistake first-time buyers make is falling in love with a home before knowing what they can afford. Getting pre-approved by a lender — not just pre-qualified — is essential. Pre-approval means a lender has reviewed your actual financial documents and confirmed a loan amount. This gives you real negotiating power and keeps your search focused on homes that are truly within reach.
Beyond the mortgage payment, make sure you understand all the costs of homeownership: property taxes, homeowners insurance, HOA fees (very common in Phoenix), utilities, and maintenance. A good rule of thumb is to budget 1-2% of your home’s value annually for upkeep.
The Phoenix Market: What to Expect
Phoenix is a dynamic market. Inventory levels, interest rates, and competition can shift significantly from season to season. In general, the spring months see higher activity and more competition, while the summer heat tends to cool buyer demand slightly — which can actually work in your favor.

What Your Agent Should Do For You
As a buyer, your agent’s job is to protect your interests — completely and without conflict. That means:
- Explaining every document before you sign it (never let anyone rush you through paperwork)
- Helping you understand what an inspection report really means and which issues are serious
- Negotiating repair credits, closing costs, and price reductions on your behalf
- Catching red flags in disclosures and asking the hard questions sellers may not volunteer
- Being available to answer your questions — even the ones that feel small or obvious
No question is too small. If you’re confused about something during the process, that’s a signal that your agent needs to do a better job explaining — not a sign that you should just sign and move on.
