A complete guide to master-planned living  — covering neighborhoods, schools, trails, commutes, and the real estate market.

Everything You Need to Know

Where Is Anthem, AZ?

Anthem is a master-planned community anchored along the I-17 corridor at the northern edge of the Phoenix metro in Maricopa County.  It's approximately 30 miles north of downtown Phoenix and about 13 miles north of the Loop 101 freeway in North Phoenix.

Despite its suburban character, Anthem occupies unincorporated Maricopa County and carries its own distinct identity — separate from Peoria, Glendale, and the broader Phoenix market. With roughly 22,000 residents, the community is large enough to feel established and vibrant, yet personal enough that neighbors actually know each other.

At its core, Anthem is divided into two distinct residential communities: Anthem Parkside, the larger family-centered HOA community with community-wide amenities, and Anthem Country Club, a gated, golf-focused enclave with its own private club experience.

The Two Sides of Anthem

Understanding the difference between Anthem's two primary communities is the first step toward finding the right fit. They share a zip code but offer genuinely different lifestyles.

Family-Focused · HOA Community

Anthem Parkside

Parkside is the primary area of Anthem and is governed by the Anthem Community Council (ACC). The centerpiece is a sprawling 63-acre community park — among the largest in Arizona — featuring a water park, catch-and-release fishing pond, tennis and pickleball courts, basketball, sand volleyball, soccer fields, a skate park, and an amphitheater.

The Anthem Community Center adds fitness facilities, pools, and year-round programming for all ages. HOA fees run approximately $85/month. Home prices range from the mid-$400s for townhomes up to the low-to-mid $700s - $1M for larger builds.

Anthem Country Club

Behind the gate, residents enjoy 2- 18-hole championship golf course, resort-style pools, fine and casual dining, tennis and pickleball, and a full fitness center — all exclusively for members and residents.

Homes range from the high $500s for patio homes and condos up to $1.5-$2 million for luxury custom estates with panoramic mountain and golf course views. Popular with empty nesters, retirees, second-home buyers, and relocators from higher cost-of-living markets.

Schools in Anthem

School quality is consistently one of the top concerns for families relocating to the Phoenix metro — and Anthem delivers on this front.

Deer Valley Unified School District (DVUSD)

The majority of Anthem Parkside feeds into DVUSD, one of Arizona's top-rated unified school districts. Local K-8 schools include  Diamond Canyon, Gavilan Peak, Anthem School and Canyon Springs. High schoolers attend Boulder Creek High School carrying a strong reputation for academics, athletics, and extracurriculars.

Charter & Private Options

Anthem residents also have access to several charter and faith-based schools in Anthem, as well as North Phoenix, giving families additional flexibility.

Families consistently tell me that Anthem's school options — combined with the community park and neighborhood safety — make it one of the easiest decisions they've made for their kids.

Trails, Parks & Desert Living

Anthem's outdoor lifestyle is one of its most compelling selling points. About 15 miles of  multi-use trails wind through the community, connecting neighborhoods, parks, and open desert washes — it's one of the best ways to genuinely experience what makes Anthem beautiful.

Beyond the community trail network, you have easy access to:

  • The New River Trail system
  • Bradshaw Mountains access via I-17
  • Lake Pleasant Regional Park — approximately 20 minutes south — for boating, kayaking, and fishing
  • North Valley trails connecting into Peoria's regional trail network
  • The Daisy Mountain Trail system adjacent to community parkland

Over 1,400 acres of preserved desert washes run through and around the community, giving Anthem its unmistakable Sonoran Desert character. When spring arrives and the palo verde trees bloom alongside blooming cactus flowers, the landscape is genuinely stunning.

Commuting from Anthem

Commute time is the question most buyers ask first — and the honest answer is: it depends on where you're going and when you leave. Here's a realistic breakdown:

DESTINATION TYPICAL DRIVE TIME
Downtown Phoenix 30-45 min
Deer Valley / North Phoenix Corridor 15–25 min
Scottsdale 30–45 min
TSMC Arizona Fab (Loop 303 Corridor) 15–25 min

During peak morning hours (7–8:30 AM), I-17 southbound can slow between Anthem Way and the I-17/101 interchange. Many residents find that shifting their departure 30 minutes earlier makes a significant difference.

The rise of remote and hybrid work has also fundamentally changed the commute calculation for many buyers. If you're in the office two or three days per week, the tradeoff of Anthem's lifestyle, space, and value is often an easy one to make.

What Daily Life Looks Like

Data can tell you a lot about Anthem — but it can't quite capture what it feels like to actually live here. Life in Anthem means kids riding bikes to the community park on a Saturday morning while you grab a coffee at one of the local spots near the Marketplace. It means evening walks on the trail as the sun drops behind the Bradshaw Mountains and turns the sky golden.

Anthem keeps everyday errands close to home with grocery anchors (Fry's, Safeway, WalMart), dining, healthcare, banking, fitness studios, and personal services — all without needing to venture into central Phoenix. Shops at Norterra, Deer Valley Towne Center,  Desert Ridge Marketplace and the North Scottsdale corridor are accessible in 15–40 minutes.

Community identity is strong here. The Anthem Community Council hosts regular events, the neighborhood social groups are genuinely active and helpful, and the residents who choose Anthem tend to be invested in where they live. It's the kind of community that earns loyalty — people don't just live here and leave.

The Anthem Real Estate Market

Anthem's housing market remains one of the most resilient and in-demand in the greater Phoenix metro. Several factors are driving sustained interest:

What's Fueling Demand

  • TSMC's major Arizona investment in the North Phoenix/Surprise semiconductor corridor has created steady demand from technology professionals seeking proximity to the fab without sacrificing quality of life.
  • New development in the surrounding Halo Vista and North Phoenix corridors is expanding supply while simultaneously driving demand for established, amenity-rich communities like Anthem.
  • Empty nesters and downsizers from California, the Pacific Northwest, and other high cost-of-living markets are discovering Anthem Country Club as a luxury alternative to Scottsdale at a more accessible price point.
  • First-time buyers and young families are drawn to Parkside's exceptional value — resort-caliber amenities at a fraction of what private club communities charge.

Home prices in Anthem have remained notably resilient. Whether you're evaluating Parkside townhomes, mid-range single-family homes, or Country Club estates, current inventory and pricing trends tell an interesting story.

Is Anthem Right for You?

Anthem isn't for everyone — and that's actually a compliment. It attracts a specific kind of buyer: someone who values lifestyle, outdoor living, and genuine community connection. Here's an honest look at who it's a strong fit for, and who might be better served elsewhere.

GREAT FIT IF YOU'RE…

  • A family with school-age children who wants excellent schools and a safe, amenity-rich setting
  • An empty nester ready to right-size and rediscover a lifestyle you love
  • A remote or hybrid worker who values space, trails, and a home built for how you actually live
  • Relocating from California, the Pacific Northwest, or the Midwest and want Arizona's best value without compromising quality
  • A tech professional considering TSMC or North Phoenix employers

MAY NOT BE IDEAL IF YOU…

  • Want to walk to restaurants, bars, or an urban nightlife scene
  • Prefer a dense, walkable urban environment
  • Need a 20-minute-or-less daily commute to downtown Phoenix every day
