Pricing Your Home Right: What September Phoenix Sales Reveal
26% of Phoenix Homes Sold At or Above Asking.
Here’s Why.
If you’ve been hearing that the Phoenix market is slow, this number might surprise you.
According to the latest Greater Phoenix market update, 26% of homes that closed in September of 2026 sold at or above their original asking price. That breaks down to 14% selling right at asking and another 12% selling above it.
That’s happening in a market where buyers have plenty of options, interest rates are still elevated, and activity feels slower than it did a few years ago. So what’s going on?
Sellers Are Meeting the Market Where It Is
More sellers are getting a clearer picture of the market they’re actually selling in, and it’s paying off.
Today’s buyers aren’t desperate, but they are serious. They’re educated. They’re watching the numbers closely. They know they have choices, and they’re comfortable negotiating. But here’s the part that often gets missed: they’re also ready to act quickly when a home is priced and positioned correctly from the very beginning.
The Numbers Tell the Story
September’s data makes the case pretty clearly. The longer a home sits, the more it tends to cost the seller:
- Sold within the first 30 days: Sellers kept 98.4% of their original asking price.
- Sold after 61–90 days: That dropped to 94.83%.
- Sold after 121+ days: The median gap grew to $48,762 below the original asking price.
That’s a big difference, and it comes down largely to timing and first impressions. A home gets the most attention in its first few weeks on the market. When the price misses the mark early, serious buyers scroll right past it, and by the time the price comes down, the listing has lost its momentum.
The Takeaway for Phoenix Sellers
“Let’s just try this price and see what happens” can get expensive.
Strategic pricing isn’t about giving your house away. It’s about pricing smart enough to grab the attention of the qualified, motivated buyers who are already out there looking. When sellers come to the table with realistic expectations and buyers see real value, negotiations happen, and homes sell.
If you’re thinking about selling in Anthem or anywhere in the Greater Phoenix area, the right strategy from day one can make a meaningful difference in what you walk away with. I’d be happy to walk you through what the numbers look like for your home and your neighborhood.
